Da Vinci & Korsakov Portfolio Sells in Denver’s Cherry Creek Submarket for First Time in 50+ Years
DENVER, CO — September 29, 2025 - Henry Group Real Estate and Walker & Dunlop are pleased to announce the $33,300,000 sale of the Da Vinci & Korsakov Portfolio, a 194-unit apartment community comprising two properties located at 1625 and 1675 Birch Street in Denver, Colorado.
Ideally positioned at I-25 and South Colorado Boulevard, the portfolio offers unmatched access to Cherry Creek, Downtown Denver, and the Denver Tech Center. Residents enjoy walkable neighborhood retail, the nearby Colorado Center, and a short stroll to the Colorado Station RTD stop — all within one of Denver’s most desirable school districts.
This rare transaction marks the first time the Da Vinci & Korsakov properties have traded hands since their original development more than 50 years ago, underscoring the long-term demand for well-located multifamily assets in the robust Cherry Creek submarket, which has experienced 10% rent growth over the past two years and maintains a healthy 5.3% vacancy rate.
Pat Henry and Boston Weir from Henry Group Real Estate, along with Dan Woodward and David Potarf from Walker & Dunlop, represented the seller, First South Birch Company, LLC. Jake Young handled the transaction for the buyer, Kentro Manager, LLC.
“It was very complicated transaction that took time and patience from all the parties”, said Henry, “We want to thank everyone for their professionalism and dedication to get this to the finish line and closed!”
